Gosport Bus Station

A fantastic 1.65 acre site in a prime position on Portsmouth Harbour.  Currently owned by Gosport Borough Council, the bus station is adjacent to the ferry terminus and town centre and sits alongside a major gateway to the Borough.

Offering panoramic views across Portsmouth Harbour and The Solent, this strategic site is centrally located on the millennium promenade, opposite the Spinnaker Tower and Gunwharf Quays.  Given the prominence and importance of this site, expectations are for a landmark development based on high quality design and visual appeal.

The site currently includes the existing bus station, a small number of shops and offices and a car park.   Redevelopment should maximise the potential of this waterfront site with a mix of uses such as retail, business, and leisure activities. There is also a need to continue to incorporate an integrated transport interchange, albeit on a smaller scale.

A new ferry pontoon is planned and should be in situ by early 2009.  This, together with the potential redevelopment of the nearby Coldharbour site, will further enhance the attractiveness and value of this site.

The site offers great connectivity to the national rail network – only a five minute ferry ride for direct access to Portsmouth Harbour station and onward fast mainline services to London. There are also excellent connections to the Fast Cat service to the Isle of Wight. The site is approximately 6 miles from Junction 11 of the M27, accessed via the A32.

ColdharbourColdharbour

A prime waterfront site of approximately 3 hectares, adjacent to Portsmouth Harbour and Gosport Town Centre.  Allocated for mixed use development in the Gosport Borough Local Plan Review, the site has a long history of marine-related activity and employment by virtue of its access to deepwater and proximity to the mouth of the Harbour and The Solent.

The site affords impressive views across Portsmouth Harbour, including the Historic Dockyard, Portsdown Hill and the Spinnaker Tower.  It is located on the route of the Millennium Promenade and Waterfront Trail, situated approximately mid-way between the award-winning Royal Naval Submarine and Explosion! Museums.

The site has good access from the A32 and is close to the Bus Station and Gosport Ferry Terminus.  The latter provides a fast, reliable, link to Portsmouth Harbour station, with direct rail connections to London and the national rail network.  Fast Cat services to the Isle of Wight are also available.

The site is adjacent to a marina and currently includes a number of marine-related enterprises and other general industrial and office premises.  Small areas of the site have been developed already, including the redevelopment of premises for an existing business and two waterfront apartment blocks.

There is potential to retain and expand marine-related employment on this site, as well as develop additional leisure and retail provision to complement the town centre and surrounding area.
