Description

This 200 hectare, strategically important site offers exciting opportunities for an employment-led mixed use scheme.  Part of the site occupies a prominent location on the Lee-on-the-Solent seafront, with impressive views and access to The Solent.  The site includes a working airfield, currently under the ownership of the Maritime Coastguard Agency, with the remainder of the site (some 82 hectares) currently managed by the South East England Development Agency (SEEDA).

A number of historic and listed buildings lie within the Daedalus boundaries, including the former Ward Room and some large hangars, which have the potential to be converted for a number of business and leisure uses, possibly including a hotel.

Location/access

The site is approximately 4 miles from Junction 11 of the M27 (accessed via the B3385), with Fareham railway station about 3 miles to the north of the Daedalus site.   A number of bus routes serve the area and offer connections to Gosport Town Centre and a regular ferry service that provides easy access to the national rail network and direct links to London.

Options

The aim is to transform the previously gated military facility into a thriving location for the benefit of local residents, businesses and the local economy and to bring an under-used derelict site back into productive use whilst being sensitive to its historic land use, the listed buildings and the designated conservation area.

The site is considered to be integral to the regeneration of the Borough’s economy. It will be important to enhance existing clusters of businesses that can utilise the Borough’s traditional strengths in marine, aviation and advanced manufacturing sectors.
 
Within the Gosport part of the site it is considered that the site could accommodate a mix of uses including:
 
• Up to 135,000 sq.m (gross) employment floor-space;
• a variety of leisure and recreational uses to complement the Lee Seafront
• 352 new dwellings
• Ideal for aviation, marine and high-tech manufacturing business

Planning Status

Allocated as a mixed use site in the Gosport borough Local Plan Review.  Gosport Borough Council has prepared a Supplementary Planning Document for the site which provides a more detailed framework.
